The two most common types of physical damage coverage you will find in manufactured home policies are Comprehensive and Named Peril.

COMPREHENSIVE COVERAGE will cover sudden, direct and accidental damage to your home. The only losses not covered are those specifically excluded in the policy. Comprehensive policies are usually higher priced than named peril, but you are covered for additional types of losses. The real value of your policy is determined at the time you have a loss. If you want the most complete coverage,  a comprehensive policy has the best protection.

NAMED PERIL (BROAD FORM) is very specific on what types of losses are covered. The policy only pays if the loss is a result of the named peril. We carry two main types of named peril forms; The Broad Form and the Special Broad Form.

The Broad Form named peril usually covers losses caused by fire, lightning, flood, theft, windstorm, tornado, hail, earthquake, explosion, vehicle damage and smoke damage. It will also usually pay for vandalism, civil commotion, missiles, falling objects and sudden and accidental discharge of water from a burst plumbing system. Typically this is  the lowest priced policy you can buy.

The Special Form named peril usually covers the same perils as the Broad Form but may also include flood insurance or other types of losses. The price is usually more than a Broad Form but less than a Comprehensive Policy.

LIABILITY COVERAGE protects you if you are sued. You may be legally responsible for an accident that happens to someone else on your property. If someone falls down your steps and is injured, they can sue you for loss of income, medical expenses, pain and suffering and/or permanent injury. The legal defense costs and a potential award to the plaintiff can be very expensive. Liability insurance can help protect you against this type of hazard. It is very important to have this coverage and many manufactured home policies include this as part of the total package.

OTHER COVERAGE'S that can be included in manufactured home policies are additional living expenses, television and radio antennas, fire department service charges, debris removal, emergency removal costs, damage to other’s property, and credit card and depositor’s forgery.
